Accessible pipe repair, $200–$500
A burst you can point at, exposed pipe in a garden, garage or accessible wall, cut out and repaired in business hours.
A burst announces itself somewhere convenient, a ceiling stain, a soggy lawn, and hides somewhere else entirely. We isolate the water, trace the line to the actual failure, and replace the broken section properly. Then it holds a mains-pressure test before a single surface closes. Manly and the Northern Beaches, day or night.
The pipe generations tell the story. Manly’s older housing carries mid-century copper that pinholes from the inside as decades of water chemistry thin the wall; galvanised steel that rusts at every thread until a fitting surrenders; and somewhere in most renovated homes, a junction where three eras of pipework meet, original metal, nineties plastics, modern PEX, each joint a small bet that has to keep paying off. High mains pressure across parts of the Northern Beaches collects on those bets eventually.
What makes bursts genuinely tricky is that water lies about its address. It tracks along pipe exteriors, rides joists and wall plates, and surfaces downhill: a stain in the lounge from a split above the laundry. Open the ceiling at the stain and you find wet plaster and no pipe. So we do not guess: the line gets traced back to the actual failure, the failed section comes out, and the repair is pressure-tested against the mains before a single sheet of plaster goes back.
Salt-laden ocean air corrodes older metal fittings and joints, weakening pipes and causing leaks and recurring blockages.
Four things, and none of them need a plumber to inspect: the fittings around the hot water unit, any external tap that has gone stiff, visible pipework on the weather side of the house, and the flexible hoses inside.
Anything showing white crusting or rust staining at a joint is telling you where the next failure will be. Replacing a corroded fitting before it lets go is a fraction of the cost of the water damage after.
Blocks around the Corso and beachfront share ageing stacks that clog with grease, fat and wipes, needing a proper hydro-jet clear.
In an apartment you generally cannot use the street meter, that serves the whole building. What you need is your lot's own isolation valve, usually in the laundry, a hallway cupboard, or a riser cupboard on your floor.
Find it on a calm evening and make sure it turns. A valve that has not moved in fifteen years sometimes will not, and discovering that at midnight with water running is a much worse time to learn it.
Older beachside cottages still run original clay drains that crack and dip with age and tree roots, snagging debris and backing up.
Not every escape of water is a burst pressure pipe. A cracked or collapsed drain leaks too, slowly, without a pressure drop, and often for months before anything shows.
The distinction matters because the repairs are different jobs at different prices. A pressure leak shows on the meter with every tap closed; a drain fault does not, and it is found with a camera rather than a listening device.
Manly sits on Sydney’s Northern Beaches (postcode 2095), on a narrow neck of land between the ocean and harbour, bordering Fairlight, Balgowlah and Freshwater. Its beachside apartments, older cottages and constant sand and salt make for demanding coastal drainage work.
Salt-laden air attacks exposed metal continuously, and plumbing on the outside of a coastal house takes it hardest, external copper runs, tap bodies, the fittings around a hot water unit, and anything galvanised.
It is a slow failure that becomes a sudden one. A fitting corroded thin holds fine until the moment it does not, and there is rarely a leak beforehand to warn you.
Water appearing through your ceiling is one of the few plumbing situations where the fault is definitely not yours and the damage definitely is.
Get the water isolated upstairs if anyone is home, photograph everything before it is touched, and notify the building manager in writing the same night. Our report names the source lot and the line, which is what your insurer and the owners corporation both need before anybody pays for anything.
Not every burst announces itself. A pressure leak under a slab or inside a wall can run for months, and the symptoms are indirect: a water bill climbing without explanation, a warm patch on the floor, a musty smell, paint lifting at skirting level.
The free first test is your meter. Turn every tap off, note the reading, and check it an hour later. If it has moved, water is leaving somewhere, and that is worth finding before it finds you.
A serious water leak is an urgent repair under NSW residential tenancy law. The landlord or agent is obliged to arrange it promptly, and your first call is to them.
If they cannot be reached and water is actively causing damage, tenants may arrange urgent repairs up to a legislated limit and seek reimbursement. Isolate the water, keep the invoice, and record your attempts to contact them: we timestamp ours.

Adds careful access and tracing the water back to the real split before repair.
Locating equipment, access through concrete or excavation, or a reroute around the slab. The camera and leak gear keep the hole small.
Nights and weekends run roughly $180–$250/hr against $120–$160 in daylight, plus the call-out. Shutting the meter and waiting for morning is sometimes the smart money, we will say so.
Professional leak detection for the first hour, before anything is opened up. Cheaper than exploratory holes in three walls.
Every repair ends the same way: holding mains pressure on a gauge, under a lifetime workmanship warranty. Figures here are indicative of the 2026 Sydney market rather than a quote from us, you get your own number as a fixed price before any work starts.
